What Affects Your Pressure Washing Quote
No two properties price the same. These are the things that actually move the number, explained before you call.
Why Two Driveways On One Street Price Differently
People are often surprised that a neighbor paid something different for what sounds like the same service. Usually it is not the same service. One driveway is twice the length. One has five years of algae and oil in it and the other was done last spring. One backs onto a slope that has been washing red clay across it since the house was built. The work is different, so the number is.
We quote per property, for free, and the number we give you is the number you pay. What follows is everything that goes into it, so you can size it up yourself before you ever pick up the phone.
Square Footage and What the Surface Is Made Of
Area is the biggest single factor, and it is the obvious one. The less obvious one sitting right beside it is material. A soft wash uses considerably more cleaning solution per square foot than a concrete clean does, so a thousand square feet of siding and a thousand square feet of driveway are not interchangeable line items. Stamped or stained concrete, natural stone and older brick all need a gentler approach and more time than a plain broom finish slab.

How Long Since It Was Last Cleaned
This is the factor most people underestimate. Organic growth in the Houston climate does not sit still, it roots. A surface cleaned eighteen months ago rinses off. A surface that has not been touched in six years needs dwell time, a second application in places, and a crew willing to go back over the spots that did not release the first time. Regular cleaning is genuinely cheaper per visit than waiting until it looks bad.
Height, Access and Where the Water Comes From
- Second and third stories mean ladders, extension gear and more setup time than ground level work
- Gated yards, narrow side passages and long runs from the spigot add time before any cleaning starts
- Fixed obstacles, so patio furniture, planters, grills, play sets, all have to be moved and put back
- We use your outdoor water at no extra charge; a property with no working spigot means we bring a tank, which changes scheduling more than price
- Commercial sites that have to be cleaned overnight or before opening are quoted for that window

Bundling Jobs Into a Single Visit
Most of the fixed cost of any job is getting a truck, a crew and several thousand dollars of equipment to your address and set up. Once that has happened, adding the walkway to a driveway clean or the patio to a house wash spreads that setup across more work. If there is a second thing you have been meaning to get done, having it quoted at the same time is the single easiest way to bring down what you pay per square foot.
Things That Will Never Show Up On Your Bill
- A quote that changes after the job is finished; if we find something we could not see, you hear about it before we start, not after
- A charge for water, or for the cleaning solution, or for coming out to look
- A high pressure surcharge, a fuel surcharge or a weekend rate
- Pressure on a surface that should have been soft washed, done to save time on the clock
Straight Answers About What You Will Pay
Why do pressure washing companies avoid posting their prices?
Because the same service on two houses on the same street can be genuinely different work. A one story ranch with a short driveway and a three story home with a long approach and heavy tree cover are not the same job, and a flat rate would mean overcharging one to cover the other. We quote per property instead, for free, and the number we give you is the number you pay.
What makes one pressure washing quote higher than another?
Usually square footage, surface type, height and buildup, in that order. More area takes more time and more solution. Soft washing costs differently from flat concrete work because it uses more product. A second or third story means ladders or extension gear. And a surface that has not been cleaned in five years takes longer than one cleaned last spring.
Do you charge extra for water or do you use mine?
We use your outdoor spigot and there is no extra charge for it, which is standard for this trade. A typical residential wash uses roughly what a long shower or two would. If a property has no working outdoor water source, tell us when we quote, because bringing our own tank changes how we schedule the visit.
Is it cheaper to have several things cleaned in one visit?
Yes, meaningfully so. Most of the fixed cost of a job is getting the truck, the crew and the equipment to your property and set up. Adding the walkway to a driveway job, or the patio to a house wash, spreads that setup across more work. Bundling is the single easiest way to lower what you pay per square foot.
Will the price change after you show up?
Not unless we find something we could not see when we quoted, and if that happens we tell you before we start rather than after we finish. The usual culprits are a surface that turns out to be a different material than it looked, or damage underneath the dirt that needs a different approach. You always get the choice at that point.
