Your Entrance Sets the Tone for the Whole Community
The monument at the front of a neighborhood is the first thing a resident sees coming home and the first thing a buyer sees on a showing, and it is usually the last thing on a maintenance list. Limestone and stucco monuments hold algae in a way that reads as neglect long before anything is actually wrong. The same goes for mail kiosks, amenity decks and the sidewalks along the main entrance.

Questions From Boards and Managers
How often should community entrance monuments be cleaned?
Once or twice a year keeps most monuments ahead of it in this climate. Limestone, stucco and rendered monuments hold moisture and grow algae quickly, and because the entrance is seen by every resident daily, it starts reading as neglect well before anyone files a complaint.
Can you put our community on a recurring schedule?
Yes, and it is usually the cheaper way to do it. A property kept on a schedule never reaches the state where it needs an expensive restoration clean, and a fixed schedule is far easier to put in an annual budget than an unpredictable series of one-off calls.
Will amenities have to close while you work?
Rarely, and only briefly. We sequence the work so pools, mail kiosks and walkways stay usable, and we can do the higher traffic areas early or midweek. If a short closure genuinely is unavoidable we will tell the board in advance rather than on the day.
Do you provide documentation for the board?
Yes. Before and after photos of the work, which boards typically want for their records and for sharing with residents, plus a certificate of insurance. If your management company has a preferred reporting format, send it and we will match it.
